Do You Need a Real Estate Agent to Find Yourself a Home?

We are living in exciting times when anything from the daily vegetables to the latest cutting edge gadget is available online; you can order it without stepping out of your house or touching it. You want information on the latest treatment of any disease or want a home in a locality of your choice with a playschool nearby you have online sites and apps to help you.


Well though all information is available online yet we do need the doctor; so do we still need real estate agents or are they redundant now? Do We Need Real Estate Agents? If I may say from my experience we do need them sometimes if not always! Last 10 years I have moved houses almost 6 times sometimes within the same city and sometimes to different cities as well. There have been times when we have been able to find the perfect house online and there have been times when it has not worked. We have visited houses based on online descriptions and have been disappointed to say the least.



 There was one instance when the description said spacious play area for children and a big pool too; what we found was one slide and one swing (broken) fixed in the corner of the parking and an empty pool which was used as storage for construction material. Then there have been times when the real estate agent has just led has to the perfect match after of course visiting two three locations and there have been times when we have waited endlessly for the person to show up or we have reached the place only to find the keys for the house that we wished to see being not available.  Whether one can look for a house online or is a real estate agent required will depend on the few factors which we discuss below.


 The relevance of a real estate depends largely on the city in which one is looking for a house. In metros looking for a house online may not be challenging but will be rather easier as the size of the city makes it difficult for one to scour the options physically. Moreover due to a large number of migrations in and out people are more likely to use the online route and the number of options is also huge. In smaller cities where the incidence of movement is lower, a real agent estate will be a better choice. Lesser choice of available options also makes it better to contact a person who knows the city well. Another factor that goes into deciding whether to look online or go old school is what are your requirements? If the requirement is just a home close to office the things will not be too difficult; however if one wants a house that has specific requirements like close to hospital, school, metro station or one is looking for a gated community etc then one must clearly scour options online.





 As when you go to an agent he caters to a particular area and might have limited options in a particular location. Buying v/s Renting When renting a house the stakes are less, the option is less permanent and the required paperwork is also minimal. The only thing required is the rent agreement and the police verification which are not complicated things and can be done pretty easily. When buying a house one needs to get a lot of paper work done; registering the house, stamp duties have to be paid and if one is taking a loan then things get more complex. You need to be sure about the property papers being authentic, whether all required approvals are taken, is the electricity connection there and so on. Again an under construction property require more attention to detail so in this case a real estate agent can come in handy. Even if you do not require him for finding the right property you may want to consult one before finalizing it. They have a lot of information and expertise which can come in handy. They can help you with the paper work and getting information about various approvals.



 There is no “online v/s real estate” situation, it is on a case to case basis. If one has the requisite time at hand and is confident about the city they can choose the online approach however if you do not want to get into the hassle yourself then the knowledge of the agents could come in handy. Both can work in tandem also in a situation; one is not mutually exclusive to the other.

So good luck find the right house for yourself with or without an agent.

Megapolis township Hinjewadi Project, Should you buy or Avoid it.

Megapolis a well known township of Hinjewadi located at phase III.


A township where majority of house owners are investors. Good rental income and proximity from commercial offices makes it attractive property investment.

Now a days people are avoiding to buy a home at Megapolis, Distance from city, hospitals, malls, enough shopping center are not available near to this township. There is a one shopping center, dependency on few shops for daily needs makes it not a suitable place for families.

Most of the family prefer to live at other locality like Wakad, Pimple Saudagar,

I met to some of the resident of Megapolis to know the experience of living at Megapolis. I met to Mr. Raman.

"It is very comfortable for us to go to office by walk, Distance between my office and Megapolis is less than 500 meters, so i chose Megapolis. I am a bachelors I stay here on sharing basis and most of the  people are staying on rental basis at Megapolis" Raman Said

I also met one person who hold one unit at Sparklet Megapolis. I also asked some question to know his experience of Megapolis.

"I purchased one two bedroom apartment for investment purpose. I am getting good rental income, but now I decided to sale it.Now I came to know we need to get NOC from MIDC and also from Megapolis, It's a hassle process. Many buyers are not comfortable with this process and Megapolis management also does not allow the property consultant to sale my flat. Because of this I am not getting good resale value and also buyer." Mr Vishwas said. (Flat owner at Megapolis)

If you are a buyer and planning to buy a home at Megapolis then I would recommend to find out the information about the people who are selling there homes at Megapolis. Becuase you can get a better deal from them. I also came to know there are lot of resale units are available at Megapolis.

Why property buyers should avoid under construction projects.



If you are planning buy a house in under construction projects than avoid all under construction projects. There are many things which can create trouble for you if you book or buy a house in under construction projects.

What are the reasons for which house buyers prefer to buy a house in under construction projects? 

Must be the price.

 But if I tell you the ready possession flat will be cheaper than under construction projects.

Will you still prefer under construction projects?

I think you will not.

In a under construction project a buyer has to pay service tax and VAT both includes approx 4%. Instead of buying a house in under construction projects if you buy a ready possession flat you do not have to pay service tax and VAT. So your cost of buying will come down by 4%.

For developing a residential project developer has to take many approvals and clearances from government authority. Many times developer does not get all approvals. In such cases projects get stuck in between or the possession will get delayed.

So ultimately who suffers? 

Only property buyer no one else.

Once you book your house through any developers and later on if you find any difficulties  with the project and you decide to exit from it still you have to pay or you have to suffer. For cancellation developer charge heavily and which ultimate creates burden for you.

 Cancellation fee can be vary between one lakh to five lakh or some time they deduct the whole booking amount or advance money as a penalty. Some time they do write about the deduction in booking form and some time it’s hidden from you.

Mr. Vishwas Bhujale booked a flat almost two years ago on eleventh floor Sunway building Megapolis project Hinjewadi Pune. At the time of booking developer commit that there will not be any construction or building facing to their flat or they can enjoy openv garden view from the living room balcony. Mr. Vishwas Bhujale came to the same place after two years to get the possession. When Mr Bhujale entered in his own flat he saw that one fourteen storey building instead of garden view.Megapolis is a township which is developed by Kumar Properties and ABIL group.

The same thing happens with Mr. Sameer who booked a flat at Echoing Greens Wakad Pune This project is developed by Siddhivinayak group which is twenty five years old developer in market. Mr. Sameer booked a flat on 4th  floor B wing Echoing Greens Wakad. 

At the time of booking developer told to Sameer that there will be a garden in front of the flat and a commercial building which will not interrupt open view from your flat. But when he got the possession he saw that there was a three storey commercial building in front of his flat.  

From since last more than two years flat owner at Mandke Armaan by Sudhir Mandke & Co. are paying the interest of home loan but the construction work has stopped since last more than one and half year. Because of the conflict between PMC and Indian Air Force the construction work has stopped and nobody knows when it will get start.

These are just some of example of developer’s unfair practice. There would be hundred of projects which have stuck or not able to give possession on time.
