Kolte Patil 24 K Glitterati 2 Pimple - Nilakh Project Update and review

24 K GLITTERATI 2 BY KOTE - PATIL 

Why the name of the project nae is Glitterati 2 when it does n't have any connection from 24 K GLITTERATI project ?
I did not find any reason why developer is trying to name this project as phase 2 of first project of 24 K GLITTERATI 2.

This project is located on Pimple Nilakh road. Infra,roads,connectivity is good from other part of the city as well as from Hinjewadi IT park. Once the bridge get connected from baner road Pimple Nilakh area will get a good connectivity from Baner too.

24 K GLITTERATI 2  is offering 2BHK and 3BHK flats. There are three residential towers in this project. All three towers are 12 story buidling.  Each tower has 3 Flats on each floor( two 3BHK and one 2BHK). So there are 108 flats in this project.

On Monday i visited to the sales office of 24 K GLITTERATI 2 project met to sales peson Kritika Goel.

"What is your requirement and what is your budget ?" Kritika asked.

"I am consultant and  i am looking a property for my client. My client requirement is 2 or 3 BHK and there is no fix budget." I said.

"Ok. Sir." She said.

She took out a brochure and started to explain me about this project. 

"There are five phase of this project. 24 K GLITTERATI is already constructed and sold out. Currently we are opned for the booking of 24 K  GLITTERATI 2.  This project would offer 2 and 3 BHK flats. There are 3 towers and 12 story buildings with 3 flats on each floor. We are also constructing a Pre school and day care centre at the entrace of this project." She Said.

"There will be common amenities among all projects of 24 K GLITTERATI  or  24 K GLITTERATI 2 would have separate amenities area."   I asked. 

No Sir ! Each 24 K project would have their separate amenities. In 24 K GLITTERATI 2 just behind to A building there is amenities area where we are provinding Swimming pool, Kids pool, Party lawn with stage, Multipurpose court, children play area, club house with multi purpose hall and gym etc." She replied.



As far as concern of internal amenities of the flat there will be POP/Gypsum finish for walls & ceiling, laminated wooden flooring in master bedroom, provision for telephone and Wi - Fi connection, Modular kitchen with chimney,gas leak detector, dry balcony etc. apart from these Video door phones, invertors back up, would be there in each flat of 24 K GLITTERATI 2." She said.

"What would be cost of the flat." I asked.

"6300 Rs. Sq. ft. is the basic rate apart from this Infrastructure charges and goverment charges." She replied.

"Ohh ! 6300 in Pimple Nilakh. Don't you think the rates are high ?" I asked. 

No Sir ! This project is from Kolte Patil which is one of the reputed developer and known for quality construction and timely possession and we never compromise with quality of construction apart from this you can easily expect 15% return in next two to three years in this area. 

" Have you seen or heard about Blueridge township from Pranjape group in Hinjewadi." I asked. 

"Yes i know about Blueridge. It is a township project located in Hinjewadi". She replied.

"So how do you find your project with Blueridge because property rates are almost same  ?" I asked.

"Blueridge is a township and that project is located in Hinjewadi which is very far from the city and connectivity is also not good as our project 24 K GLITTERATI 2  is more close to city. There is a location advantageof this project. Connectivity is far better than Blueridge Hinjewadi. Apart from this this area Pimple Nilakh is going to developed rapidly. So i think these all points make 24 K GLITTERATI more attarctive from investment point of view as well as for residence." She replied.

"So you mean location" I said.

"Off course ! not only location 24 K is a brand in residential projects in Pune." She replied.

Kritika, Where is the location for  GLITTERATI 2 ?" I am coming from this way only but i have not seen the construction site."  I asked. 

"GLITTERATI 2 is located of  opposite site to GLITTERATI and it is almost 100 meters away from it." She replied.

"What would be the cost for 2 BHK ?" I asked.

"There are two kind of 2 BHK one is with 1230 sq. ft. area. and other one is with 1265 sq. ft. area. 1230 sq. ft. flat will cost you around 92 lakhs and  1265 sq. ft. area will cost you around 95 lakhs." She replied.

This cost is including goverment charges ? And what are the charges for parking and MSEB and all ?" I asked.

For 1230 sq. ft. flat agreement value is 83.49 lakhs and infra charges is 6 lakh which is including car parking,MSEB, and club house charges, apart from this there is stamp duty which is 6%,30 K is registration charges, 1% VAT and 3.71% is service tax 15 K is legal charges." She replied.

OK ! Then what about society maintenance charges ?" I asked. 

"There will be 4 Rs. per sq. ft. maintenance charges for 24 months to be paid at the time of possession." She replied.

"So for a 2 BHK  flat a buyer will pay 4920 Rs. per month and anyone who buy 3 BHK with 1599 sq. ft. will pay 6396 Rs. per month. Don't you think developer is charging high. This is not a township with golf course. If i compare with amenities blue ridge Hinjewadi project is providing comparatively more amenities and the maintenance charges are also low." I said.


Overall if I rate this project i would rate lower compare to Blue ridge.  
  



Positive Points of GLITTERATI 2
Reputed developer
Better Connectivity from city and Mumbai Pune express highway.
All top notch amenities in premises.

Negative Points of GLITTERATI 2
Rates are high compared to other projects in same area.
GLITTERATI 2 is small project  than GLITTERATI.
Project is under construction and possession is late.
Maintenance charges are high.
